Marsden Park Industrial
The 551 hectare Marsden Park Industrial precinct was rezoned in November 2010.
The Precinct has the potential to provide land for around 10,000 jobs and 1,200 homes in Sydney’s growing northwest. Located 40 kilometres from Sydney's CBD near the M7 motorway, it will be a welcome boost to the local community.
Once developed, Marsden Park Industrial Precinct will feature:
- 70 hectares of commercial land
- 40 hectares of bulky goods retailing
- 206 hectares of industrial land
- a mix of residential housing close to the planned Marsden Park town centre just to the north of the Precinct to accommodate 3500 people; and
- 63 hectares of conservation land and open space
The precinct was rezoned under the Government’s Precinct Acceleration Protocol, which allows planning and development to proceed earlier than proposed under the Government’s program, provided there is no additional cost to taxpayers.
NewsAmendments to the Blacktown Growth Centre Precincts Development Control Plan
The Blacktown Growth Centres Precinct Development Control Plan (DCP) was amended by the Department of Planning and Infrastructure on the 30 November 2011.
The DCP provides detailed planning controls for development in the Growth Centre Precincts where Precinct Planning has been completed. The amendments were made following the Publication of the State Environmental Planning Policy (Sydney Region Growth Centres) Amendment (Marsden Park Industrial Precinct) 2011.
The DCP has been updated to include controls for the deferred Bells Creek Corridor located within the Marsden Park Industrial Precinct. Other minor updates to the plan were also made in relation to infrastructure.
Implications for landowners
Although land has been rezoned, there is no compulsion for any development by landowners other than Marsden Park Developments Pty Ltd. Landowners can choose to develop or not develop their property. They can also choose to develop part of their property, or to continue with current uses (provided the use is already lawfully commenced).
Next Steps
It is anticipated that a Section 94 Contributions Plan being prepared by Blacktown City Council will be placed on exhibition in the near future.
